Thank you, Nick. Good morning everyone and thank you for joining us today. Before I could get started, I want to take a moment to think Jack Corrigan for his contribution to the American Homes 4 Rent over the past decade. As many of you know, Jack recently announced his upcoming retirement from his role as Chief Investment Officer. Jack and I have been friends and colleagues for over 30 years, and I am proud of what we have been able to build together.
