Thank you, Lisa, and good morning. Overall, we had a great start to the year, with total revenue of $3.2 billion, the best first quarter in FNF history. Our title business is performing well, as we had our second best first quarter in terms of adjusted pre-tax earnings and adjusted pre-tax margin.
