Thanks, Pierre, and good morning, everyone. I'm pleased to report that Spirit had another quarter of strong operating performance. Our diversified real estate portfolio produced steady results with high occupancy and no lost rent, and our capital deployment strategy produced accretive earning spreads and improved our industry diversification mix.
