Thank you. Good morning and welcome to the Physicians Realty Trust second quarter 2022 earnings conference call and webcast. During this call, John Thomas will provide a summary of the company's activities and performance for the second quarter of 2022 and year-to-date, as well as our strategic focus for the remainder of 2022.
