Thank you, Maggie. Good morning, everyone and welcome to our fourth quarter earnings call. Before I begin, I would like to welcome back Maggie Carr as our Head of Investor Relations. Maggie worked with us from 2012 to 2020 before leaving to try something new, but she couldn't stay away and we are delighted to have her back on the team.
This morning. I will provide color on the market environment and our performance as well as our outlook for 2023. Mary will provide information around our financial results and Nick will discuss our portfolio.
