Good morning and thank you for joining RMR's Fourth Quarter Fiscal 2022 Conference Call. With me on today's call are President and CEO, Adam Portnoy; and Chief Financial Officer, Matt Jordan.

Thanks Michael and thank you for joining us this afternoon. For the fourth quarter, we reported adjusted net income of $0.57 per share and adjusted EBIT $29.5 million, both increases of at least 12% on a year-over-year basis. This quarter's results are indicative of RMR's resilient business model, which can perform well in all economic cycles.
