Good morning, and thank you for joining RMR's first quarter of fiscal 2024 conference call. With me on today's call our President and CEO. Adam Portnoy, the Chief Financial Officer, Matt Jordan.

Thanks, Kevin. And thank you all for joining us this morning. Before providing an update on our first quarter results, let me first discuss the macro commercial real estate environment. There is no question the commercial real estate has been under pressure since the Federal Reserve began raising interest rates in early 2022. The higher cost of capital has resulted in significant headwinds to property values and a deterioration in capital markets activity.
