Thank you, operator, and good afternoon, and thank you for joining the Compass fourth quarter and full year 2023 earnings call. Joining us today will be Robert Reffkin, our Founder and Chief Executive Officer; and Kalani Reelitz, our Chief Financial Officer.

Thank you, Rich, and thank you for joining us today for our fourth quarter and full year 2023 results conference call. Before I get into our Q4 and 2023 results, I want to begin with the big picture, why I am optimistic about Compass and what we can accomplish over the next several years. I am incredibly excited about the opportunity we have to take advantage of our $1.5 billion investment in our technology platform and scale as the market comes back.
