Good afternoon. And thank you for joining us to discuss our second quarter results in 2024 guidance. Sun is pleased to report a solid second quarter. Core FFO per share of $1.86 was in line with guidance, driven by same property NOI growth of 3.6% in North America and 9.3% in the U.K.
