Thanks, Kate. Good morning and welcome. Thank you for joining us today for our fourth quarter 2024 earnings call. Before we begin, I'd like to provide a few remarks on the fires that have devastated so many communities in Southern California. We have been fortunate that we closed several branches for brief periods. None of our locations have been damaged and none of our team members have lost their homes.
